Booking Terms

A minimum stay of three (3) nights is required for bookings at the Farmhouse, and a minimum of two (2) nights is required for bookings at the Barn.

To confirm a reservation, a non-refundable deposit of 50% of the total booking fee is required.

The remaining balance of booking fees is due no later than 12 weeks prior to the check-in date.

A refundable security bond is required for all bookings. The bond amount varies depending on the property and whether the booking is classified as a Standard or Event booking. Please refer to the ‘Security Bond’ section below for further details.

If any additional costs are incurred to return the properties to a clean and orderly condition, or to repair damage, replace missing items, or address breakages, these will be deducted from the security bond. If such costs exceed the security bond amount, the guest will be liable for the difference.

Events may only be held at the Farmhouse unless prior written approval has been granted to host a small gathering (e.g. birthday lunch) at the Barn.

Events at the Farmhouse may only proceed if prior notice has been provided to the Skyline Farm Owner or Administrator, and the applicable event fees and event bond have been paid in full.

All bookings must complete and return a Booking Form, along with a copy of the primary booker’s valid driver’s licence or passport. Bookings will not be confirmed until these documents, along with the 50% non-refundable deposit, have been received.

When making a booking, dates will be tentatively held for a maximum of three (3) business days to allow time for the 50% non-refundable deposit to be received.
Requests to hold dates beyond this period will be subject to approval by Skyline Farm’s Owner or Administrator. In fairness to other guests, tentative holds, even with approval, will not be extended for more than one (1) week.
If the deposit is not received within this timeframe, the dates may be released and made available for other guests to book.
Security Bond
Security bonds must be paid no later than four (4) weeks prior to the check-in date. Failure to make payment by this deadline may result in the cancellation of the booking, in accordance with our Cancellation & Rescheduling Policy.
Security bond will be refunded approximately 14 days after check-out, provided our Terms and Conditions have been met. To process the refund, guests must have completed and provided a Bond Refund Form with valid and accurate bank account details. It is the guest’s responsibility to ensure these details are correct. Skyline Farm will not be held liable for delays or errors caused by incorrect information.
Deductions may be made from the bond for any additional cleaning, damage, breakages, or missing items. If costs exceed the bond amount, the guest is responsible for the additional charges.

Definitions:
Standard booking – A regular stay, such as a weekend away or family/group holiday, where the primary purpose is leisure, relaxation or sightseeing, and no organised event is taking place.
Event booking – Includes any stay where the primary purpose involves hosting a gathering or celebration. This includes, but is not limited to:

Weddings, including elopements and micro weddings

Wedding acceptance and vowel renewal ceremonies
-
Hens or buck’s parties
-
Birthday parties
-
Work functions or corporate events.
Cancellation & Rescheduling Policy
-
Bookings that do not have full payment and the security bond paid prior to the check-in date will be cancelled. All payments made to date will be retained. No check-in information will be provided and access to the property or properties will not be granted.

For cancellations made three (3) months or more before the scheduled check-in date, 50% of the total booking cost will be retained (being the non-refundable deposit). Alternatively, guests may choose to reschedule their booking once to another date within 12 months of the original check-in date, subject to availability. In such cases, all monies paid to date will be transferred to the new booking dates.

For cancellations made within three (3) months of the scheduled check-in date, all monies paid to date will be forfeited and the booking cannot be rescheduled.

If a guest wishes to transfer their booking to family or friends in lieu of cancelling or rescheduling, this may be permitted at the discretion of Skyline Farm’s Owner. Approval must be granted prior to the transfer.
The new guest will be required to:

Complete and submit a Booking Form, along with a copy of their drivers’ licence or passport
-
Complete a Bond Return Form (if the security bond has not already been paid by the original guest)
-
Pay any outstanding accommodation or wedding/event package fees, and/or the security bond, if not already paid
-
Adhere to these terms and conditions, and the relevant property rules.
Responsibility for transferred bookings that have been fully paid:
If a booking has been paid in full and the security bond has already been paid by the original guest, the original guest will remain legally responsible for the booking, even if they are not staying. This includes responsibility for any damages, additional cleaning, or breaches or terms and conditions by the new guests.
Note: Skyline Farm is not responsible for any financial reimbursement between the original guest and the new guest in the case of a transferred booking. It is the sole responsibility of the original guest to arrange any payments privately.
Age Requirement
The primary booker must be aged 18 years or older at the time of booking. Bookings cannot be made on behalf of individuals under the age of 18, and children under 18 must be accompanied by a responsible adult throughout the stay.
Authority to Decline or Withdraw Bookings
The Skyline Farm Owner reserves the right to decline or cancel any bookings at their sole discretion if it is deemed unsuitable for any reason.
Property Unavailable Due to Unforeseen Events
In the event of circumstances beyond the reasonable control of Skyline Farm or its Owner, such as flood, fire, storm, tempest, or any other unforeseen occurrence that renders the property or properties uninhabitable – the Owner reserves the right to cancel guest bookings. In such cases, all monies paid by the guest in relation to the property or properties, will be promptly refunded. Upon receipt of the refund, the guest agrees to waive any further claims against Skyline Farm or its Owner arising from these unforeseen circumstances.
Guest Capacity - Farmhouse

The Farmhouse can comfortably sleep 16 adults or children and 1 baby with existing bedding.

Additional babies, toddlers or children aged 5 or under can stay free of charge if sleeping in parent supplied beds (such as travel cots or camp mattresses).

Extra adults or children aged 6 and over can also be accommodated for $50 per person, per day/night, with two options:
-
Option 1: Bring your own bed (e.g. camp mattress), linen/sleeping bag, pillow and towels
-
Option 2: Hire a Skyline Farm supplied fold-out bed with linen, a pillow and two towels (shower + bath) for $150 per bed, per stay, which is in addition to the extra guest fee. Note: a maximum of five (5) fold out beds are available.

The maximum number of guests permitted to sleep in the Farmhouse at any one time is 22.
Guest Capacity - Barn
-
The Barn can comfortably sleep up to 4 guests with existing bedding.
-
An additional baby, toddler or child may stay free of charge if using a parent-supplied bed (such as a travel cot or camp mattress).
-
The maximum number of guests permitted to sleep in the Barn at any one time is 5.
Check In & Check Out
-
Standard check-in time is 3:00pm. Standard check-out time is 10:00am.
-
Early check-in or late check-out may be requested but cannot be guaranteed. Approval will depend on other guest bookings and the cleaning schedule. Confirmation can be provided ~ 1 week prior to check-in date.
General Guest Responsibilities

Guests are responsible for the property or properties and all contents throughout their stay.
-
Reasonable care must be taken at all times, and the property or properties – including all utensils, fixtures, fittings and equipment – must be left in a clean and orderly condition upon departure.
-
Removal of any items from the property / properties is strictly prohibited. Guests are liable for any loss, breakage or damage to the property or properties or its/their contents. All repair or replacement costs must be paid to Skyline Pastoral within 14 days of check-out.
-
All guests must comply with the relevant House Rules provided prior to or during their stay.
-
Access to operational areas of the farm is strictly prohibited at all times. This includes, but is not limited to, the Caretaker’s residence, the interior of any sheds, all paddocks (unless prior written permission has been granted by Skyline Farm’s Owner, Administrator or Caretaker), as well as plant, equipment and machinery.

Upon departure, guests are expected to:

Place used linen, pillowcases and towels in the laundry. If unused, please leave in original room where you found them
-
Empty the fridge/freezer(s), and dispose of all rubbish in the designated outdoor bins (Caretakers will transfer it to the skip bin for collection)
-
Wash used cutlery and crockery and return to cupboard/drawers or place them in the dishwasher and start the cycle.

Children & Teenagers
-
Children, including teenagers, must be supervised by a responsible adult at all times.
-
Guests are fully responsible for the safety and behaviour of children during their stay, particularly around livestock, fences, water sources, farm sheds, machinery and equipment.
Parking
-
Vehicles must only be parked in the designated areas outlined in the House Rules for the applicable property.
-
At the Farmhouse, overflow parking is permitted on the grassed area alongside the driveway, prior to the fenced property boundary.
-
Under no circumstances are vehicles to be driven or parked on the grassed areas immediately surrounding the Farmhouse property. This is due to the sprinkler and irrigation system.
Dogs
-
At the Farmhouse, guests may bring up to two (2) dogs, subject to the following conditions:

A $200 cleaning fee is paid prior to your stay
-
Dogs must not roam freely around the property or farm due to the presence of farm animals near the house.
-
Dogs must be kept within their owner’s line of sight, tied up or placed in a crate.
-
Dogs are not allowed on couches or beds.
-
-
At the Barn, dogs and other pets are strictly prohibited under all circumstances.
Note: bringing dogs to Skyline Farm without permission will result in a $500 deduction being taken from the guest security bond. Any damage caused by dogs or other pets will also be deducted from the guest’s security bond.
Fire Pits

Guests are permitted to use the fire pit(s) only when there are no high winds, dry conditions or local fire bans in effect.

Only clean, dry firewood may be used. Do not burn rubbish, plastic or flammable liquids.
-
Fires must be kept small, manageable, and confined to the designated fire pit(s). Lighting fires outside of these areas is strictly prohibited.
-
A responsible adult must always attend the fire. Children and pets must be closely supervised while the fire pit is in use and after it has been extinguished, as the area and materials may remain hot for some time.
-
Lit firepits must never be left unattended.
-
Fires must be fully extinguished before leaving the area or retiring for the night.
-
Guests are liable for any damage or injury caused by improper fire use.
-
Failure to comply with these conditions may result in loss of bond and/or eviction from the property.
Pool & Water Sources
-
Guests and their visitors must:
-
Comply with all Queensland Pool Safety Laws when using the pool at the Farmhouse and Barn. This includes maintaining clear non-climbable zones around the pool barrier to prevent children from climbing over, and ensuring the pool gate is never propped or chocked open.

Not remove the pool cleaner as this may cause damage during operation. If it is in the pool during your stay, please contact the Skyline Farm Administrator, and the Caretaker will be notified to remove it on your behalf.

Not run around the pool area or dive into the pool.
-
Only use plastic cups (provided at the property) in the pool areas. Glassware is not permitted.
-
Not use the dam or creek located at the Farm under any circumstances.
-
Water and Waste Management
-
Skyline Farm uses tank water and operates an onsite sewerage system.
-
As a result, guests and their visitors must:
-
Flush only toilet paper down the toilets. Sanitary items, wipes (including flushable wipes) and other non-biodegradable materials must not be disposed of in the plumbing system as this will cause blockages. Bins and sanitary bags are provided in each bathroom for disposal of these items.
-
Be mindful of their water usage wherever possible. Excessive consumption may deplete the available water reserved for essential needs such as showering, flushing toilets, washing dishes and laundry.

Lost Keys / Remotes
-
If keys or remotes are lost or mistakenly taken, they must be promptly returned. If they cannot be located or returned within three (3) business days, a $150 replacement fee will be taken from the security bond to cover replacement costs.
Smoking & Vaping Policy

Smoking and vaping are strictly prohibited inside our properties. Guests must only smoke or vape outdoors.
-
Any evidence of smoking or vaping indoors may result in additional cleaning fees being deducted from security bonds.
Motorcross Track
-
There is an old motorcross track at the Farm that has not been maintained and is unsafe for use.
-
Guests are strictly prohibited from using the motorcross track, as our insurance policy does not provide coverage for guest use.
Weddings/Events
-
The Wedding Party or Event Host must advise the Skyline Farm Administrator of the following:
-
The final guest number 2-4 weeks prior to the check-in day
-
Which hire items they wish to add to their booking, including quantities, at the same time.

Skyline Farm is a DIY (do it yourself) wedding and event venue. As such, Wedding Parties or Event Hosts are responsible for sourcing and coordinating all elements of their celebration, including entertainment, decorations, food, beverages, and any other desired services or suppliers.

The Wedding Party and Event Hosts are responsible for ensuring that guests behave responsibly and consume alcohol responsibly during the event. This includes managing noise levels, preventing unsafe behaviour, and complying with all relevant laws, our Terms and Conditions and the relevant property House Rules.

If alcohol is provided free by the Wedding Party or Event Host (private event, no sale of alcohol), then a Responsible Service of Alcohol (RSA) is generally not required.

If alcohol is sold or provided by a third-party licenced vendor (like a hired bar service), then a RSA is generally required for the person(s) serving the alcohol.
Property Description Disclaimer
The guest acknowledges that Skyline Farm’s Owner has made sincere efforts to provide accurate information about our properties within the scope of communication. However, the Owner accepts no liability if, for any reason, the guest finds a Skyline Farm property unsuitable.
Insurance Advisory
Due to our firm Cancellation & Rescheduling Policy, the Skyline Farm Owner strongly recommends that guests obtain comprehensive travel insurance and/or wedding insurance. This should include coverage for cancellations due to accident, illness, or other unforeseen circumstances beyond the guest’s control.
The Skyline Farm Owner accepts no responsibility for guests’ personal belongings, vehicles or other property.
Indemnification Statement
The Agent and Owner(s) of this property expressly disapprove of any unsafe, irresponsible, or illegal behaviour on or off the premises, whether during a stay or at any other time. They accept no responsibility for any actions, incidents, losses, damages, or injuries occurring within or outside the property boundaries, including grounds and facilities.
As a condition of entry, stay, or use of any facilities at the premises, all guests agree to indemnify and hold harmless the Agent and Owner(s) from any liability, claims, or legal actions arising from such actions, incidents, losses, or injuries.
By entering or staying at the property, guests acknowledge and accept these terms, and agree that their actions, conduct, and personal safety are entirely their own responsibility.
